A hectare of agricultural land costs over ₴41 thousand in the Mykolaiv region — one of the cheapest prices in Ukraine

Since the launch of the land market in Ukraine in July 2021, prices per hectare have increased by 60%, but in Mykolaiv region they remain among the lowest in the country.
This is evidenced by the data of the analytical platform «Opendatabot», NikVesti.
Currently, the average cost of one hectare in the region is 41.6 thousand hryvnias. For comparison, in the most expensive regions — Ivano-Frankivsk or Lviv — the price reaches more than 100 thousand hryvnias per hectare.
In total, over 339,000 land purchase and sale transactions have been concluded in Ukraine over the past four years. More than 636 thousand hectares were sold for over 30 billion hryvnias.
The market experienced an active start in 2021, a sharp drop due to the full-scale war, and now a gradual recovery. In 2025, the number of transactions in the first half of the year increased by 13% compared to the first period of the market's operation, and the total value of transactions almost tripled.
In Mykolaiv region, despite its proximity to the frontline, the land market is also reviving. Although the price is still lower than in many other regions, experts believe that demand will grow.
Currently, the most active land buyers are in Poltava, Vinnytsia and Kyiv regions. Among the frontline regions, the highest average price per hectare is recorded in Dnipropetrovsk region at 73.9 thousand hryvnias.
In January-April this year, local budgets in Mykolaiv region received more than 329 million hryvnias from land tax and land rent.
