Apartment rental prices in Mykolaiv decreased, while in Lviv and Uzhhorod they increased even more

Mykolaiv remains among the Ukrainian cities with the cheapest housing. Over the past six months, apartment prices have remained almost unchanged, while rents have fallen. In contrast, in the western regions, particularly in Lviv and Zakarpattia, housing prices have risen significantly.
The relevant statistics were published on the website of the LUN analytical portal, which monitors the dynamics of property prices in Ukrainian cities.
Buying apartments: Mykolaiv has the cheapest housing among regional centres
The average price of apartments in the secondary market in Mykolaiv remains stable:
- one-bedroom — 20 thousand dollars (the amount has not changed over the past six months);
- two-room — 32 thousand dollars (increased by 6%);
- three-room — 42 thousand dollars (also unchanged).
For comparison:
- in Odesa, a one-bedroom apartment costs 45 thousand dollars(+6%),
- in Kyiv — 66 thousand dollars (+2%),
- in Lviv — 67.5 thousand dollars (+4%) — this is currently the most expensive housing in Ukraine.
Rent: the cheapest in Mykolaiv, the most expensive in Uzhhorod
A one-bedroom apartment in Mykolaiv costs an average of 6,000 hryvnias.
- two-room — 7,500 hryvnias (the price has decreased by 7% in six months);
- three-room — 9 thousand hryvnias.
For comparison:
- In Odesa, renting a one-bedroom apartment costs 10 thousand hryvnias;
- in Kyiv — 17 thousand hryvnias (the price has decreased);
- in Lviv — 17,500 hryvnias (+5%);
- and the most expensive rent in Uzhhorod is 19,900 hryvnias.
How much income do residents of Mykolaiv spend on rent
According to LUN, residents of Mykolaiv spend an average of 29% of their salary on rent.
For comparison:
- In Odesa, the figure is 40%,
- in Kyiv — 56%,
- in Lviv — 64%,
- and Uzhhorod residents pay the most — 77% of their income.
As a reminder, in September, the number of housing offers on the secondary market in Mykolaiv region increased by 21%. At the same time, the ratio of ads to rental demand in the region was 1:60. This is the most unbalanced indicator in the country.
