Rent for private houses in Mykolaiv have increased by one and a half times, while apartment prices have fallen

In the first half of 2025, Mykolaiv showed the highest increase in rental prices for private houses among all Ukrainian cities - +50%. At the same time, the cost of renting apartments in the city decreased by an average of 5%.

Such data is provided by the analytical report of the OLX Property platform.

In the first six months of the year, prices for private houses in Ukraine rose, in particular due to people's desire to have autonomous housing in times of war. Overall, the median price of a house in the country increased by 12%. However, Mykolaiv is not among the cities that recorded a drop in house prices.

As for apartments, Mykolaiv was among the few cities where prices in the secondary market fell by 5%. Uzhhorod, Vinnytsia, and Ternopil have similar figures.

The property market is expected to remain dynamic in the second half of 2025, with demand for self-contained housing remaining consistently high.

In March 2025, the rental housing market in Mykolaiv region became more active: the number of ads increased by 13% and demand by 3%. At the same time, prices also rose, especially for two-bedroom apartments.
