Residents of Mykolaiv spend 32% of their income on renting an apartment. For some categories of workers, this figure is even higher - up to 70% of income for a three-bedroom apartment.

Drivers, couriers and account managers spend the least on housing — about 20-28% of their salary. Instead, for workers with lower incomes, such as cleaners, baristas and office assistants, a 1-room apartment can take up to 38% of their salary, a 2-room apartment — up to 47%, and a 3-room apartment — 70%. «The rental market in Mykolaiv is quite active now. If earlier a good apartment could be rented for 8,000 hryvnias, today the price reaches 11,000 per hryvnias month,» said real estate expert Viktor Hrytsevskyi on his Instagram.
According to him, the greatest demand is for 1-2-bedroom apartments in the central districts of the city. Premium housing and private houses also find their clients, but large apartments without renovation are harder to sell and rent.
Experts predict that the market will remain stable in the coming months. Long-term payment programmes are helping to make housing more affordable for those planning to buy, and investment in rental apartments remains promising.
«The real estate market shows everything: whether banks and insurance companies are operating, how many government programmes are in place. Financing is available, the budget receives resources, and this causes a small impulse in the market,» summed up expert Petro Moisol.
It is worth reminding that renting a one-room apartment in Mykolaiv in 2025 will cost an average of 6,000 hryvnias per month, which is 1,000 hryvnias more than last year. Housing prices have risen mainly in this segment, while two-bedroom apartments have risen slightly, and three-bedroom apartments have remained almost unchanged.
