Rent of a one-room apartment in Mykolaiv went up by ₴1 thousand over the year

In 2025, renting a one-bedroom apartment in Mykolaiv will cost an average of ₴6,000 per month, which is ₴1,000 more than last year. Housing prices have risen mainly in this segment, while two-bedroom apartments have risen slightly, and three-bedroom apartments have remained almost unchanged.

According to real estate expert Petro Moisol, buyers are buying apartments less and less, while demand for rentals is growing.

«Today, renting exceeds buying because many people lack the resources to buy. Most often, people are looking for apartments with 2-3 rooms, ready for living,» explains Petro Moisol.

In the summer of 2025, the average rent in the city was: ₴6 thousand for a 1-room apartment, ₴7-8 thousand for a 2-room apartment and ₴10 thousand for a 3-room apartment.

For comparison, in the summer of 2024, one-bedroom cost ₴5 thousand, two-bedroom — ₴7-7.3 thousand, and three-bedroom apartments — ₴8-10 thousand.

The most expensive housing is traditionally in the Central district: 1-room — about 6 thousand hryvnias, 2-room — 9 thousand hryvnias. In the Inhulskyi district, prices are lower: ₴5.8 thousand and ₴6.5 thousand, respectively. The data for Zavodskyi and Korabelnyi districts is incomplete, but trends show that prices there are lower than in the centre.

Earlier it was reported that in the first half of 2025, Mykolaiv showed the highest increase in rental prices for private houses among all Ukrainian cities — +50%. At the same time, the cost of renting apartments in the city decreased by an average of 5%.
