«Mykolaiv City for People» plans to sue over residents' decision to change the manager

The company «City for People Mykolaiv» has announced that it is preparing a lawsuit over the decision of the co-owners of an apartment building at 340 Bohoyavlenskyi Avenue to change the manager. According to them, the residents have violated the procedure for terminating the contract.
This is stated in a message from the management company, which was sent to the editorial office of NikVesti.
As a reminder, residents of the building at 340 Bohoiavlenskyi Avenue in Mykolaiv complained about the management company «City for People». According to them, the company charges maintenance fees, although it is no longer related to the building. The residents stated that since 1 June 2025, their building has been serviced by another company.
The company «City for People» claims that they did not receive a notice of the desire to terminate the contract, so they consider its termination invalid.
The company refers to current legislation, in particular Article 15 of the Law of Ukraine «On Housing and Communal Services», which stipulates that there cannot be several managers in one apartment building at the same time. «City for People» is going to prove in court that the change of manager is unlawful.
«Therefore, if the co-owners did not notify you of the early termination of the contractual relationship with your company, the agreements with another manager may be recognised as having been concluded in violation of the requirements of the current legislation. This fact can be established in court, in accordance with the requirements of the procedural legislation of Ukraine. We are currently preparing court proceedings», the statement said.
As a reminder, in early May 2025, a man in a wheelchair in Mykolaiv could not get to his apartment on the 6th floor for several hours due to a sudden lift shutdown. It later became known that the reason was a dispute between two management companies.
The editors found out that the residents of this building have been suffering for a long time because of the confrontation between two management companies — «Pivden» and «City for people». According to the residents, one company after another comes «to service», changing the locks on the panels, switching the lift on and off. Because of this confusion, people don't know who to pay, and debts are accumulating.
The city council's housing and communal services department confirmed that the lift had been stopped illegally and «Pivdenna» received an order to resume its operation.
After that, the residents of the building at 53 Kosmonavtiv Street, where the lift was shut down due to a conflict between two management companies, were offered to hold new elections at a general meeting.
We also remind you that in August 2024, the Mykolaiv City Council approved the target programme «Mykolaiv without Barriers» for 2024-2026. The programme should enable the formation of a comprehensive system for the rehabilitation and integration of persons with disabilities, as well as strengthen social protection of persons with disabilities and other low-mobility groups.
