The number of apartment ads for sale in Mykolaiv region increased by 21%

In September, the number of housing offers on the secondary market in Mykolaiv region increased by 21%. At the same time, the ratio of ads to rental demand in the region was 1:60. This is the most unbalanced indicator in the country.
This is evidenced by the data of the marketplace DIM.RIA, according to NikVesti.
Housing prices in the secondary market
In September, almost all regions of Ukraine recorded an increase in the number of offers for the sale of apartments on the secondary market. The most noticeable increase was recorded in Kirovohrad (+38%), Zakarpattia (+22%), Mykolaiv (+21%), Lviv (+18%) and Dnipro (+18%) regions. At the same time, in the Zhytomyr region, offers decreased by 18% compared to August.
According to experts, the cost of secondary housing in most western regions continues to rise, while prices in the frontline regions are either stable or gradually declining.
In Kyiv, the average cost of a one-bedroom apartment in September was around USD 95,000. In the Mykolaiv region, similar housing can be purchased for as little as $19,000, and in the Odesa region — for almost $45,000.
Rental housing
In the rental market in September, the number of offers increased in almost all regions. The largest increase was recorded in Kirovohrad region (+73%), although it may be due to the generally small number of ads. In Kyiv, the supply increased by 21%, in Mykolaiv region — by 13%, and in Odesa region — by 32%.
At the same time, a decrease in supply was observed in Volyn (-31%) and Zhytomyr (-29%).
Interest in renting has decreased almost across Ukraine. The biggest drop was in Odesa (-24%), Volyn (-21%), Chernivtsi (-21%) and Mykolaiv (-10%) regions. At the same time, demand in Kherson region increased by 47%, in Kharkiv by 7%, and in Zaporizhzhia by 3%.
Across the country, rental prices decreased in September compared to August.
For example, in September, Zakarpattia region was ahead of the capital in terms of the average rental price: the cost of a one-bedroom apartment there was UAH 18,500 per month. Kyiv and Volyn shared the second position with UAH 15 thousand per month.
In Mykolaiv region, rent costs an average of six thousand hryvnias, in Odesa region — about nine thousand hryvnias, and the cheapest housing is offered in Kharkiv region — 4.5 thousand hryvnias.
