Mykolaiv region has almost three times fewer construction companies than Odesa region

Mykolaiv region lags far behind Odesa region in terms of the number of construction companies. Thus, 246 companies are registered in the region, which is almost three times less than in Odesa region.
This is stated in a study by YouControl.Market.
The largest number of construction companies in Ukraine is observed in Kyiv - 2489 enterprises. This is followed by Dnipro region (880), Kyiv (865), Lviv (788 ) and Odesa (658). These regions form the top 5 centres of construction activity.
According to YouControl.Market, this concentration of construction companies can be explained by the high level of urbanisation, active development of residential and commercial construction, the presence of a large number of investment projects, and stable demand from both the private and public sectors.
Compared to Odesa, Mykolaiv region shows much more modest figures - only 246 companies in the construction sector. This could be due to a lower level of urbanisation, limited investment flows, or lower demand for large-scale construction projects, given the region's agrarian economy.
Experts believe that the market situation was also significantly affected by the full-scale invasion in 2022. Due to the hostilities and increased insecurity, many projects were halted, investment declined, and some people and businesses were forced to leave particularly dangerous regions. Similar trends can be observed in other frontline or conflict-affected regions, such as Sumy (158 companies), Chernihiv (143 companies), and Kherson (39 companies).
Number of sole proprietorships by region
The largest number of sole proprietors working in the construction sector is concentrated in Kyiv (2101), Kyiv (1855), Lviv (1583), Dnipro (1487 ) and Ivano-Frankivsk (1409 ) regions. According to YouControl.Market experts, this could be due to several factors. For example, Kyiv and Kyiv region are the centre of a large volume of construction and repair, with high purchasing power of the population and numerous private orders. The Lviv region is characterised by active residential construction. The proximity of European markets here stimulates competition and therefore better quality of services. Dnipro region has a strong industrial base and infrastructure, which requires the wide involvement of individual entrepreneurs.
The figures between Odesa and Mykolaiv regions are again different: in Odesa, there are 1, 300 registered sole proprietors in the construction sector, while in Mykolaiv there are only 991.
The lowest figures are shown by Volyn (614), Rivne (602), Sumy (580), Kirovohrad (524 ) and Ternopil (471 ) regions.
«For some regions, an additional factor is labour migration - many specialists leave to work in other regions or abroad, which reduces the number of active entrepreneurs locally. Limited investment in large infrastructure projects may also have a possible impact,», the study notes.
Market dynamics: from peak to decline and recovery
YouControl.Market analytics show that 2021 was a peak year for the Ukrainian construction market, with 2958 new companies registered, which is almost a third more than the average for previous years. This reflected the stable economic situation, high demand for housing and infrastructure, and the availability of investment. At the same time, 2021 saw a record number of companies cease operations - 392.
In 2022 , the number of newly established companies fell sharply by almost half, to 1, 492. The main reasons were hostilities, infrastructure destruction, mass relocation of people and businesses, falling purchasing power, and general market uncertainty. But in the following years, the situation began to stabilise gradually. Construction companies adapted to the war conditions, which allowed the market to revive.
Currently, the first half of 2025 shows a marked increase in activity in the construction business: in six months, 1401 construction companies have already been registered, half the level of the whole of 2021. Such dynamics may be a sign of preparations for large-scale reconstruction and increased investor interest in the regions of Ukraine.
As a reminder, the second building in Odesa has been restored after a missile strike, at a cost of UAH 37 million.
