Housing in Mykolaiv is getting cheaper, in Odesa rises in price: how much will a 1-room apartment cost in 2025

In 2025, the secondary market for one-bedroom apartments in Odesa and Mykolaiv will show different trends. In Odesa, the average price increased by 10% and now stands at ₴39,500. In contrast, in Mykolaiv, apartments of this type fell by 2% and now cost an average of ₴20 thousand.

This is evidenced by analytical data from LUN, according to NikVesti.

As of April, one-room apartments in Dnipro rose in price by 3%, and will cost an average of $33,000. And in Kharkiv — by 5%, to $21 thousand. The most expensive housing remains in Lviv — $65 thousand, Uzhhorod — $64 thousand and Kyiv — $63 thousand.

It should be noted that in Odesa, two-bedroom apartments have also risen in price by 10%, with their average price now at $59,000. As well as three-room apartments, whose price has increased to $80 thousand. At the same time, in Mykolaiv, a two-room apartment can be purchased for an average of $30 thousand, while three-room apartments have fallen in price by 1% and cost $41.5 thousand.

According to the estimates of LUN and Work.ua, over the past six months, the housing affordability indicator, namely the ratio of average salary to the cost of an apartment, has improved in most regions of the country.

It should be noted that this indicator differs in Mykolaiv and Odesa. In particular, in Mykolaiv, the index is 3.5 annual salaries, which is 12% less than six months ago. This means that an average resident of Mykolaiv needs a little over three years of salary to buy their own one-bedroom apartment on the secondary market. In Odesa, the situation is more complicated, with an affordability index of 6.1, and although it has decreased by 3%, it still remains twice as high as in Mykolaiv.

In the capital, the average earnings over 8 years will be needed to buy an average one-bedroom apartment, which is 5% less than six months ago. In Lviv, this index6 has decreased by 10% in six months, to the cost of an average 1-room apartment equivalent to 9.1 annual local salaries. The same 10% decline was observed in Ternopil, with the average cost of such housing being 6.1 local annual salaries.

In March 2025, the rental housing market in Mykolaiv region intensified: the number of advertisements increased by 13% and demand by 3%. At the same time, prices also rose, especially for two-bedroom apartments.
